Housing Rates

Review basic rates for all campus housing below. Rates are typically updated in March.

Academic Year 2026–27 projected rates for residence hall contracts

The rates on this page are based on anticipated housing occupancy levels for 2026–27. If occupancy levels change, room rates (as shown) and financial aid budgets may be affected.

If you receive financial aid, you’ll get a “Living in a Campus Residence Hall” budget in your financial aid package. You can find your financial aid package in your CalCentral account. See “Cost of Attendance” for more information.

What to know about residence hall rates

  • All residence hall contracts include a $6,885 Blue & Gold Meal Plan. For upgrade options on meal plans, see “Berkeley Dining On-Campus Meal Plans.”
  • Laundry costs are included in housing contract rates. No payment is required to use the laundry facilities in residence halls.
  • Students may opt to pay by installment plan, with five fall and five spring installments.
  • Spring-only contract rates are half of the full-year rates, with five installments instead of ten.

Additional fees

The following fees will appear as separate line items on student CalCentral accounts. Fees are applicable to all students in residence halls or on-campus apartments, unless otherwise stated.

Equipment Fee 

  • $110 billed as “Equipment Fee” for Academic Year 2026–2027.
  • This fee is for a MicroChill refrigerator and microwave combination unit. The equipment is mandatory; students cannot opt-out. 
  • This fee is billed in addition to the stated contract costs and is split among residents in a room. 
  • Blackwell Hall residents will not pay the added fee, as the cost for these appliances is already incorporated into the Blackwell Hall contract costs.

Student Experience Fee

  • $85 billed as a “Student Experience Fee” for full academic year housing agreements for Academic Year 2026–2027.
  • $43 billed as “Student Experience Fee” for Spring-only housing agreements for Spring 2027.
  • The Student Experience Fee applies to all residents and contributes to enhanced programming and activities designed to foster a vibrant living and learning community. This fee is charged in addition to the contract costs.

GBO Housing Fee

  • $385 billed as “GBO Housing- [Unit Name] Charge” for Academic Year 2026–2027.
  • The Golden Bear Orientation (GBO) Housing Fee applies only to all newly admitted and transfer students. This fee is required to cover the costs associated with housing during orientation. It is a one-time charge in addition to any stated contract costs listed above.

*A large triple (or designed triple) is a room that was originally designed as a triple room and has three single beds on the floor (no bunk beds). Large triples and quad rooms are only available at Clark Kerr Residence Hall.

Optional living-learning communities called Theme Programs are available at no extra cost. Standard rooms with living-learning communities:

  • Clark Kerr: Global Environment Theme House (GETH)
  • Stern: Empowering Womxn in STEAM (WiSE) Theme Program
  • Unit 3: CASA Magdalena Mora (CASA) Theme Program
  • Unit 3: UNITY Theme Program (UNITY)

Academic Year 2026–27 projected rates for undergraduate apartment contracts

Campus undergraduate apartments will continue to operate at their normal capacity for 2026–27.

  • Laundry costs are included in housing agreement rates. No payment is required to use the laundry facilities in campus apartments.
  • Monthly rates are shown below. Rates are per person per month.
  • Fees: Please note that a one-time student experience fee of $25 will be added to your contracted rate.

Note on shared apartments: Graduate student apartments with two or more bedrooms are shared apartments. Residents have their own bedroom while sharing a kitchen, living area, and bathroom(s). Rates for shared apartments are per person per month.

  • Fees: Please note that a one-time student experience fee of $25 will be added to your contracted rate.

Rent notes: University Village rent rates include gas, electricity, water, garbage, recycling, internet, and IPTV (internet protocol streaming service). Rents are subject to an annual increase to cover operating costs. You must activate your own phone service account for University Village.
